A tracker mortgage tracks the Bank of England’s base rate, meaning your interest rate and payments can rise or fall based on changes to it.

In the UK, the typical deposit for a mortgage is 5% to 20% of the property’s value. The bigger the deposit, the more equity in your home and the  better your mortgage rate may be.

Can you have a guarantor on a mortgage?

Porting a mortgage means transferring your current mortgage deal to a new property without needing to pay off the loan early. You keep your existing terms, but the new property must meet your lender’s criteria. If you borrow more, you’ll need to arrange additional funding.

In the UK, it’s generally not possible to get a mortgage without a deposit. However, some lenders offer 100% mortgages, which are rare and often require a guarantor. Additionally, government schemes like Shared Ownership allow you to buy a share of a property (typically 25% to 75%) and pay rent on the rest, making homeownership more affordable without a large deposit.
